All four units are currently vacant however there are six identical buildings on this street and other than the 4 units in this bulding (it is bank owned) there is only one other unit that is not rented currently.

Unfortunately, vacant properties are open to theft/vandalism.

So, get familiar with seller's lease - the terms may or may not be identical to what you could live with.Plus, I doubt the tenants have any idea what their existing lease actually says.Best to you.

Hello, I have a prospective tenant who is requesting that I forego the credit check as her credit is locked to do identity theft that occurred a while ago, but she is still getting hit with strange charges here and there.

The lease states those are the only 2 payment options, and sometimes there is only 1 - if a tenant has an identical rent payment as another, they can only pay online.

Anyway, she wants a documentation fee upfront, as well as proof of your identity.
