@CJ M.CJ, a few of my properties are almost identical to this.

In this case, especially if you're getting a better price and your sure a fairly identical unit next door has them, I might buy them.Another thought though is that if you don't supply them and therefore charged less, you might get the tenant who wants to pay less and actually does not want to use "someone's old washer and dryer."

The properties and units are identical to each other, but the properties are totally different colors. 

I cleared many trees myself before finding a local with equipment who cleared the remainder of trees in exchange for keeping the timber.

Maybe read it then you’d be better equipped for the conversation.

I am not equipped to deal with 500/mo tenants. 

Read your contract carefully (both of mine were identical, just names switched out) because there are important deadlines.Good luck

My main gig is selling Telecommunication & IT equipment and services and would love to supplement my income with some real estate. 

I can do this work cheap because of my employer, and access to equipment.
