And at some point, you will max out your available time, have to sell off to purchase more, or bring on other human capital to support your investment activity.   

They make their system very objective to try to take out any human error or bias.  

We, as human, tend to look for the path of least resistance.

Solid understanding of topics including but not limited to human resources, financial planning, marketing, etc.

Id recommend staying as far from RE as Humanely possible.

Once the tenant & landlord start this push-shoving, damages to the apartment can occur at any time regardless of if/when you file - - it's just human nature -- suck it up and move beyond the disappointment.If she says Sunday, the try to cooperate - - it costs you nothing and you could be home free. 

This is a situation were being a penny pinching, 'get all you can' landlord is beaten out by being a human being.

You can NEVER remove and or discount the human element from the court room. 

I must like them as a human being.  

With good communication and an understanding of basic business, there's no reason one business person can't reach out to another in a normal, human fashion.
