I've found most firms are investor friendly. 

STR's I usually manage myself remotely or with a Co-host.

So shortage of inventory prices remain firm or go up.. in the same time this has gone down a few of my floor planes that were 600k 3 years ago I just sold exact same floor plan for 850k closed 7 of them Quarter 3..

When they move to a new area, they hire a quality local property management firm to manage the rental for them longer term.

You can get co-host as low as 15% and PM as low as 18%.
