I think Ohio sheriff sales start the bidding at 2/3 of the assessed value.Depending on the type of auction, I'll bet it has a hidden minimum price and a right of refusal.

If a house has a finished basement (meaning the foundation is hidden in one or all areas) don't buy it for any price (let the investors who are also basement contractors have those).

I’ve had some good success with REO’s but keep in mind they are generally sold “as is”, so if there are hidden issues you could be forking over quite a bit in rehab or repair costs with foreclosures or auctions.
