Build gyms.

The subfloor and some joists were a little warped because of poor ventilation and oddly heavy furniture (previous tenant had installed a lot of gym equipment and climbing walls), which made aligning some of the planks tricky but not overly difficult.

Just by going to the gym you'll likely see some improvements, but if you don't have a clear road map and aren't experienced you won't get where you want to go and you might get hurt.  

Granted, recess/gym during the warm months was from 10:00am until 3pm but if you like the sounds of kids playing then no worries.

Converted pool to saltwater, got the hot tub working, added a backyard gym.

Currently 2 bedroom properties in the area with heat and hot water included (not including luxury items like pools, gyms, etc) are renting between $1650-$1900 with similar sizes and layouts and with purchase prices between 220-240k and an average of 5-9 days to offer on market.  

Go to your gym or your bar or your Home Depot parking lot and put the word out that you want to hire 5 big guys for a 2 hour job at $100 apiece.  

More like fish cooked in a dirty gym shoe.

You'll probably be a millionaire by the time your 30 :)  I listen to the podcast while I'm at the Gym or driving to appointments.
