I would live on the first floor and I would rent out the basement as an ADU.

The sq ft price also doesn't matter because a 1500sq ft 3/1 and a 1000sq ft 3/1 will have roughly the same kitchen cost and the extra 500 sq ft is generally the cheapest part of the rehab with paint and flooring 

there are 2 out of the 70 we have built that are going thorugh deteroration currently one you can tell from the outside.. the other I was in it the other day and the people are insanely messy.. hardwood floors ruined in less than 3 years just sad.. outside you would not know it.. but when they go to sell there will need to be a full gut remodel no doubt. 

Above a 1.25x DSCR may get you a further reduction on your rate, but floor rates are around 6.5% with most DSCR lenders.

With this said, I would never do this for a rental so this is a rental (tenant moved out) that I plan on selling using a 1031 exchange on soon and the garage floor has lots of cracks and stains so I want to make the floor look nicer.  

Faucets are older, towel holders are older, floors are older.  

I'd personally rather stay at a hotel in BBL with daily service, cleaning and staff that I can talk to. 

Consider including features like heated floors, which can be appealing in Vancouver's cooler, wetter climate. 

Development is the notorious part of real estate which looks really clean on paper and process but is seldom profitable when you need it to be.
