also what's interesting is that some of these LLM-AI model can use a forum to give answer, perplexity is using Rediit for example, not long time ago someone is asking me to use my answer for their AI tools lol.

I don’t account this upside for in my modeling which says I should see 9-15% which assumes 3-5% appreciation, 2.5% rent and cost growth.
