I was looking at an apartment building 100 units for 17 million with a 10 cap. 

The expectations of a resort are millions of dollars a month and thousands of visitors.

I have sellers of a t6-8 zoned property that would take 1 million right now I'm sure in Wynwood Norte. we can go 12 stories through max incentives and put 60 dwelling units on it. we entitle the land it becomes worth 3 million, then you have construction numbers, sale prices, etc. miami is crazy. the best way to make money from a professional in this industry for 13 years who lives in miami and looks at deals in columbus and miami is development and getting involved in early development opportunities of raw land in urban settings where there is very little risk and pushing high density.

I mean I have also had up to 30 million in Lines of credit for HML ing and they never once asked for any of this.

I am noticing this trend every month from last June to now, in every market I am in besides my Miami house which still fetches multiple offers all cash.

I've done both a HELOC and a cash out refinance on my current house to buy my 9 units and it may not be the most efficient way to purchase but it has allowed me to own 2.5 million in real estate and have 500k in equity that will grow at 3% or $75k a year with normal inflation.

There are people in here who could have used a handful of that cash and turned it into a lot of money.

It's enough to say that you will have accumulate millions before you get of the daily worker treadmill.The one big advantage of stocks over real estate is liquidity.
