If you can find a resource to refer these people to who will refer your ideal client to you in exchange, that is a super win, win.Well, knowing is one thing, being disciplined enough to turn down business, spend months educating and studying with no sales and no income, and spending hours finding clients who fit your profile, is no easy task.

I know here in TN that once you win a property the prior owner has a year to pay the taxes.

But I do feel that this could be a win-win situation.

I would call that a great win and solid purchase for building long term equity.

Based on these numbers Cash Flow is $-252/mo 6.2% Cap and -14.2% COCIf this was a deal you were looking at, where would you want these numbers to be at to make it a win-win or would you just walk away from this opportunity? 

For now it's a win-win as the renovations pushed my appreciation and the MTR cash flow offsets the renovation expenses.  

It was a win-win-win deal.
