Hi I found a home that is in per foreclosure process how do I go about writing a letter to the owner offering a Subject to Existing Finance can someone post a sample letter/template, and a letter to contact the owner and Mortgage Company I want the home deeded to me , I live in Brooklyn NY Thank you for your help concerning this very important and urgent matter.

We are looking into funding options and had the same thought, starting with our family and friends.We are new to this as well but I was thinking about presenting it as a business proposal and showing them a sampling of a property we already ran numbers on.

Our thought was since we are going through this exercise we might as well ask for the invoices to verify what was charged since our landlord was known to be extremely frugal and try to nickel and dime everything.

Running numbers is a great exercise and I recommend it, but adding in all of the extra complexity so that you can give your 401k loan to yourself at 4% or some such just isn't going to be great.Either way, best of luck!

The follow criteria is what the park is consisted of:Rent control all age park with pool 33 space filled - rents range from $321-$7002 POH renting at $850, electricity sub metered 1 empty lot (might not be permitted for extra 3) On Septic (2x a year) and Well (370 ft deep send sample out once a yr) sitting on 4 acrescan only raise rents 2% every Dec20-21k gross per month/ 25% cost of utilities -- 900k left on noteNOI might roughly be around 170-180k
