My solution is to add an entrance gate to the community once constructed.

But I am not a MF developer so just personal thought.One thing we did with our project in Canby is have one floor plan with with a Casita / office with an external entrance and an option to enter from the main house..  

I have a househack in Towson and would be able to educate others about the criteria for picking a great location, great house set up (rooms, bathrooms, extra entrances, etc), screening great tenants, and other criteria such as parking, neighborhood involvement, etc. 

A protégé of mine recently sold a SFR with a nice (but with a strange entrance - entrance was through the BR) 1 BR, 1 BA ADU with laundry/storage room. 

We would share an  outside entrance to the home via our side gate, but other than that I think we could keep things pretty separate. 

However, in order to do that I feel it makes sense to move the laundry out of there into the storage room (this has a separate entrance from the other room where the laundry room is) that's in the basement level as well to create privacy in that room.Here's where I need some input as I currently have 2 thoughts on that...1. convert the laundry room into a 3 piece bathroom and rent out that entire room say to an individual; I can put a portable wardrobe in there.

The home has an additional room right off the garage with its own entrance that can be used as a third bedroom, office, entertainment room, you name it.

A nice log mat at the entrance might be a nice touch.Good Luck!

The licensing person told me this would need to be rezoned whether it's an Airbnb or a long term tenant, and it didn't matter that the tenant's bedroom does not have it's own private entrance.

With a little imagination you can add a second entrance and kitchen(long term rental or kitchenette(short term rental).
