Unfortunatly, you've become too connected and emotionally attached to your tenants, as harsh at it sounds, you need to put an end to that. 

These guys wanted to automate the buying/selling process but I think they forgot how many emotions buyers and sellers have.

Where I come from, rents on the first floor and 2nd floor used to always be less than the first floor.Run your rentals exactly like a business should be run and leave the love, emotions and crazy thoughts out of your decisions. 

A side note is always based your deals off of the numbers not your emotions.

Although disappointing, I'm glad we stuck to the numbers and not our emotions.

But be wary… I saw "I just want"  Be careful of getting too much emotional attachment!!!
