The main issue that I have is that the tenant has 2 more years left on the lease and in order for me to fix all the mess in the basement I would have to remove tenant. all plumbing, electrical and structural is potentially dangerous.How do I manage repairs if tenant doesn't want to move?

Hello BP Community,I've been following the social media channels closely and decided to hop on here and say hello 👋🏻I'm Marco, and I'm 29; I was born in Italy, traveled the world with my wife for the last four years, and eventually settled in the Canary Islands for 1.5 years.I hold a PhD in Electrical Engineering and have worked in tech for the last five years, which eventually granted me an NIW green card.We (my wife and I) hold a $1.2M+ portfolio of 4 self-managed short-term rental properties (across the Canaries and Italy) and a long-term property in Rome, Italy, that we rent out to students.

But overall the worst I can see it being is it needs electrical and plumbing and painting..It would be my first deal so it lets me put my foot in the door so I can then take a home equity loan out of it to get into my next deal with a higher chance to negotiate the price down.Also the population density of Puerto Rico is so high that it seems unlikely I won't be able to find a tenant rather quickly, especially when a majority of the island is under affordable housing..

Hair dryer (due to electrical requirements if traveling overseas, so this would apply if you attract international guests)4.

I plan to fix foundation, do roof replacements on both structures, do bathroom remodels across 2 bathrooms, new flooring, electrical repairs, add fence & gate, more landscaping. 3. 3plex is held in a LLC of mine. 4.

Not to mention I had fridges and electrical fixes.

I am not good enough with electrical and roofing to catch what my inspector has called out in the past. 

Also look at the type of electrical wiring as that can be an expensive repair if it needs to be updated.

HVACPlumbing Electrical RoofStructure Any of these could be $0 to $30,000.Then flooring,  kitchen,  bathroom (s)$3500-$20,000 ,Each. 

This can be pretty pricey, other than the land and home it is my biggest expense-Permits, all kinds-Electrical installation-Any landscaping.
