@Tyler Work - it was odd because the city spokeswoman said they have no issue with someone renting out up to five individual rooms in their home which to me is more disruptive to a neighborhood with all the cars, etc.

this may depend on local laws, but he cannot be "forced" out of the house for any reason. as long as he pays rent he has the right to peaceful enjoyment of the property. on the other hand, he cant interfere with the landlords ability to sell, and unless his lease states otherwise he has to allow entrance with proper notice (even for showings). there may be a grey area though if landlord's showing become disruptive to his peaceful enjoyment...i.e. multiple open houses per week and multiple showings would be disruptive to anybodies life.if property goes under contract and current owner gives notice to vacate, it will have to be within the same legal guidelines as any other notice to vacate which must comply with state laws and lease provisions. if he is month to month, that may just mean 30 days notice though. he knew being on a month to month came with that risk.now, if I were him I would tell the landlord to give me cash for keys to be out by end of the month, because empty places show better and he has to move anyway. if he insists on me being out of the house for 4 hours on sat and sun, I would tell him I want to be reimbursed for the two days I do not have peaceful enjoyment of the domicile (2/30*rent payment)he should also start looking for a new rental asapas a side note, why doesn't he make an offer, and save some headache if he is looking now anyway?
