E certainly can be fabricated, if you don't get a copy from either the IRS (this is what lenders often do, but unlikely the seller will give you this right), or from their accountant directly (assuming they don't do their own taxes).

Yes, the reneging buyer could put a bit of a spanner in the works if they think they're owed something for any money they paid out, but my guess is they aren't out of pocket much, and the "some issues and not doing proper due-diligence" they mentioned might be a complete fabrication.

You can also look into renting an ozone machine after you get all the fabrics/carpets out of the house, which works wonders as well.Do you have pics you could post to show the condition?

We cage all of our A/C units now using custom fabricated 2 inch square tube, typically mounting them into the wall so the bolts have to be released from inside.
