Now, that said I AM pessimistic on the higher value properties, I do see a compression factor potential as a person who was at say 125K+ income can not match that with UI.

And with interest rates creeping up while cap rates compress down leverage on NNN is a killer these days. 

The 1031 has some compressed time frames you need to watch out for. 

The rents for Seattle have skyrocketed so I can't imagine cap-rates haven't compressed in Seattle along with anything that's remotely commutable.  

Now that the secret is out and margins are compressed, it's situational and a judgment call.
