Now, that said I AM pessimistic on the higher value properties, I do see a compression factor potential as a person who was at say 125K+ income can not match that with UI.

Wiring was OK, but, per the inspector let it all dry out a few days and then blew out all the outlets (switches, receptacles) with compressed air before turning the power back on.

Cap rates there, if you look hard,are still somewhat reasonable but are getting compressed as well.
