When you add purchase price, carrying costs for at least 6 months, materials, labor, real estate agents costs and taxes, do you have at least a projected 10% profit?

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I would add to this one pound into you the good relationships you have with the contractors and agents in your area will be your best and most helpful relationships.

Seller financing can be a fantastic way to get into a 4+ unit property, especially in a competitive market like Chicago.Have you started reaching out to owners directly or networking with agents who specialize in multifamily properties?

(b) Once you know what you can buy, you would line-up a real estate agent that works with investors in the market you are buying.

My agent is currently finding best rates with Travelers.   

Sometimes I wonder if people just feel better about themselves to spend all those nights and weekends on real estate when, realistically speaking, they would have earned just as good a return (or pretty close to it) by investing in a stock market index fund and had way more free time in life  I realize my premise here is antithetical to the whole notion of BiggerPockets so of course bigger pockets hates me writing this, as do all real estate agents and property managers, but it’s the truth and everyone needs to think about it
