One is there should be NO change orders unless it is unforeseen conditions (recommend design/build GMP contract), downside is if they are buddy buddy then that can lead to problems down the road on quality issues

I have a buddy that took the contract/self employed path and he is seeing a lot of the benefits of also investing in rental real estate.

However, you might want to make some real estate investor buddies and do some bird dogging or wholesaling to raise some capital while you guys work on getting steady income.
