I think the most unethical part of a Guru's strategy is the heinous amount of debt they want you to take on, but the same could be said (and I have) about many of the systems here on BP, so again, if the information is the same from a Guru and BP, with the only difference that the Guru does a ridiculously better job of marketing and advertising, how is a Guru an unethical sleaze, while anyone not charging for the same broken strategy is not?

When a buyer, appraiser, real estate agent, loan officer, or another party provides a false statement of a property's value on a 1003 or any other document related to the mortgage loan, they have lied, which means they have also broken the law.

The locksmith said he liked them, but they could be broken into and if you lose the master key, there's nothing much you can do (he couldn't get in) except contact Kwikset.Also, since I have been in business such a short while, I am not really sure how often to project turnover (although for MX costs I assume once a year).

I faced thus some time ago and was faced with a challenge because some many of my deals gave long gestation times or are complicated.So, I offer a total % of profit and have broken down as half a fee for info about the opportunity, and the other half for contact info, usually in the form of an intro to all principals.

@Mark Graffagnino, don't know if you've experienced this or not, but we have a friend with a couple of properties in crappy neighborhoods in city of ATL (don't know zip code) that have great returns on paper (he was all-in on one for around $25K and rented for $950), but with one of them, he's paid the city of ATL about $4K in fines in the last 3 years (broken fence, trash in yard, etc.).
