ive actually had 2 properties previously. one was my house in Georgetown that i "flipped" while living in. the second was my wifes house in Richmond Hill before we got married. we tried to make it a rental but it was a disaster from the start, that was my first exposure to just how important a property manager is and how they are all definitely not created equal. i was just winging it then and completely clueless. since then ive been reading a lot of books and have dived in to podcast. planning to buy a rental later this years, this time ill be a little more ready. looking for some people in the area interested in real estate also to bounce ideas off of. maybe partner up on some future projects.

This way you won't bounce around with one coach to the next or from one group or mastermind to the next.

Since the actual borrower is subject to the Deficiency and allowing redemption for a lesser amount impairs the Mortgagee's right to deficiency.I have never bounced this off of any of the attorneys I know, so I do not know if it has any legs.  

These non-MLS methods are what I'm considering using in my efforts.Unless I'm totally off my rocker, that's my $0.02.It sounds like you are pursuing a similar strategy to what I'm implementing, maybe we could bounce ideas off each other sometime.Thanks,
