You may not get the first property you offer on because if it looks good to you, you will probably have competition so start offering on properties that fit into your personal investment philosophy and meet your minimum financial requirements. 

Call a meeting, bring clarity, and press them on the terms you both agreed to.

I will be in meetings and if my ringer was left on it's just constant.

Most inspectors will know that properties only need to meet whatever the code was when they were built, not current code and they usually explain that properly IME.

Ideally, you know every cabinet placement, tile selection, etc when you meet the contractor for bids.  

There are a lot of real estate investing meetups in Northern NJ where you can meet other investors, talk about areas, and learn.

As Bill Thomas says, “the greatest amenity in a senior community is community”, so investing in things that will promote togetherness and cooperation are high priorities for the population that I am addressing.The funding model also relies upon bringing together different groups and structuring deals to meet their diverse objectives.

Do look up REIA meetings in your area and start attending them.
