My purchasing power can afford me a house down there and I also work in South Jersey (Cherry Hill) and live in central jersey.

Besides REI's question why they must report personal info to a crime-fighting agency when we contribute to the community with safe and affordable housing. 

You are going to 3x your interest rate so more than likely your payment will go up so what you have right now is probably the most affordable and any more borrowing will just increase your payment.

We are cash poor and cannot afford much good land outright, but could seek spec loans if needed.

I like duplexes as well, yet part of the puzzle is incorporating the 3 affordable housing units (2 bedroom).

Brand new tenants getting divorced and can’t afford rent on their own.

What I mean is...they don't get tenants to over pay and thus the tenants can't afford to stay there long term.

It’s worth exploring in neighborhoods with strong demand for affordable yet flexible housing options.
