Some examples of tasks I'm looking to get done over the next few months:Install a new shelf and hanging rod in the walk-in closetPressure spray/clean some of the exterior stuccoChange the flapper valves in the toiletsFlush the water heaterAssemble a basic outdoor storage shedInstall new shower heads and a new kitchen sink faucetChange out the garbage disposalThank you in advance for any recommendations on people whom you trust.

And if you’re short on time like I am, I recommend the Audible version to listen to when you’re doing relatively mindless tasks like getting ready in the mornings, driving, cooking, etc.

The advantage of starting out self managing is you will learn the complex and often difficult task of actually managing a PM when the time comes.

You will meet a ton of like minded folks.Third: start building a network ie lawyer, realtor, CPA, inspector, loan officer, or preferred bank and property managers if flip goes sideways.That is my 2 cents on your up coming adventure.

I believe an essential task is to FOLLOW-UP with every lead you get.

That is a daunting task but that is what I am most interested in.

A simple task that is filled will ground level facts. 

On all our properties we have deleaded over the years to get the valuable certificate of compliance.i on the other hand decided not to renew our license due to cost past to homeowers and my crews not wanting to perform these tasks. 

If I felt it was coming up on time for that upgrade I'd rather do it with them in there than add to my task during turnover.
