@Dan TaylorWell I read that whole thing and still don't know what a contrarian is... hahaWelcome to BP - I also come from a place where friends/family are just barely coming around to the idea of real estate being a good option (not that any of them will do it, but they stopped talking to be about how terrible tenants will be with there zero experience with anything).

It was barely a C-grade VA foreclosure property in rough shape BUT it sold immediately because of the Lease Option rider.

At the end of the day you are going to get what you pay for and you can hardly pay a management company bare minimum and expect a spectacular job to be done.

I am barely scraping by in my small startup type business that I love and am building.

They felt too under the water in California and could barely pay for their school loans while living with their mother and pretty much didn't have a real chance to get into real estate while living there.
