If I lived in a market that had high appreciation (SoCal, Hawaii, Pacific Northwest) I would be working to find cashflowing deals around the corner, instead of looking half way across the country.

Add to that the beautiful Pacific Ocean that stretches all along Californias beautiful coast, where it's not uncommon to gaze out the car window and see whales swimming.

I have seen many projects on the Pacific coast that offer finance, to me they are way over priced.

Several of the larger cities can make for good investments for the right properties but you can also find development projects along the Pacific coast where you can buy the raw land for relatively cheap and have the benefit of it being part of a larger development and have on site management as well as security. 

However, It is constrained on south by Mexico, north by camp Pendleton, west by Pacific ocean and east by the harshness of the desert. 

A couple years ago when shopping around, a San Diego based vendor, Meridian Pacific, was trying to pawn off a run of the mill 3/2 on Winterpark Dr (38141) for $100k!!!

We have a small group of newer investor that meets virtually every Thursday 6PM pacific.

I like the package pricing at Best Buy (Pacific Sales) for the low end flips.
