We might disqualify someone based on misdemeanors if they are excessive or disruptive in nature - i.e. disturbing the peace, non-felonious intentional property damage, etc.

I guess I have to get over the fear and take action.If I wanted peace of mind like you mentioned I could also just keep my house and still invest my savings (50k) and start small.
