@Dolores Waldron -- I have split tested mailings in the past with or without a return address.  

I would also "stress test" your #'s when you are buying a property, as in can I still make $ if the vacancy rate in my area jumps 5% or you have to lower your projected rental income by $50-$100 month.  

I believe it is important to have a plan and that it is ok to test that plan and change it from time to time. 

I bought REALdata software (express version) from Frank Gallinelli after reading his book and presently testing it.

I haven't really seen this model tested in a downturn, so not sure if I want to go into that with 100 unit, for example..

Hey BPer'sI am curious to know if other investors are having a radon inspection test completed for a long-term buy-and-hold property.  

I qualified for my clock hours for the test from Rockwell which was great because it's online and at your pace.

And talk about predatory, points on my sale price, not good.As to originations, there are many RMLOs out there who think they are compliant in doing seller financing, actually not from several fronts, their employer/broker must have such loans in their charter, insured and bonded lenders aren't covered with equity funded notes, and if they do any volume they may have loan concentration issues of high cost mortgages, this goes much deeper than what our newish loan originator testing goes to that they learn and it doesn't even go into underwriting!
