Hope I'm not out of line commenting as a non-licensee, Mike.As a seller I would think it pretty stand-up to say, as my listing agent, you won't charge commission on seller concessions.

As always when you have a license cross your t's and dot your i's to protect yourself if legal action were to arise - a judge holds a little higher standard with a licensee as you 'should know better'.

Sure you can write a low ball offer but the listing agent who originally told the seller the value of the house was “X” has a duty to tell the seller their opinion, and it difficult to say yesterday it was worth “X” and today its worth a lot less.As for the commit that you have to disclose that you’re an agent you only have to disclose licensee status if you’re representing the party.
