Real Estate License or Not

Hello,

I am new to investing and needed some advice, I have been learning about investing in real estate through books and seminars and my goal is to buy my first income property this coming year. I took some classes on real estate management and basic principals that qualify me to take the real estate exam to get my license. After reading some of the rule and regulations of having a real estate license I am not sure if it would help or hinder me to get my state license if my primary goal is to invest. I have a full time job so I'm not looking to list and sell properties for other people but maybe in the future I would like to rehab properties full time and would like the option of being able to make some extra income listing houses for others.

The questions I have are:
1) Would getting my license limit me for some investments?
2) Would having my license limit opportunities with working with agents?
3) What is the advantage of getting a sales license or brokerage license as an investor?
