Personally, I can't imagine achieving returns like that with professionally managed equities & after 40 years of JUST equities, (my still working @ 70) BIL's financial results are nothing like ours. 

Now he's 70k in rehab in and has to redo the work all over again, can you imagine?

I would imagine this will go fine, but like others have mentioned, I would also mention that this notice is to the previous owner and from a tenant who no longer resides at the property.

As you can imagine, having the timing just right for a 1031 can be problematic at times.
