Texas recently proposed 3 bills which will add many of the same regulations currently reserved for hotels to short term rentals.

Their insurance or some charity will ensure they get a hotel room for the immediate future. 

There are heating and cooling units similar to what you see in a hotel that can be low profile from the exterior. 

I have seen 500 sq ft "condos" (basically hotel rooms) for 125-150k bringing in as much as 25k/yr.

It does not matter whether you choose SFH, MFH, mobile homes, strip malls, or hotels...the true determination of your success is how well you know your strategy and your area.Having said that, I would recommend examining your motivations for SFH.

The odd thing is that I wasn't  planning on wholesaling, but this is more hoteling along the lines of Michael Quarles style. 

That was the plan and I was just going to drive myself (possible bring my dog if I can find a dog friendly hotel), but my bf doesn't like that idea and wants to come with me, but he's not too excited about going to the wedding so he wants to make the trip worth his time.

You contact new tenant and explain, there will be a delay but there is a problem the new tenant has already moved out of their old home and is now staying with family or at a hotel until Jan 1st. 

When we have someone move into one of our new constructions before their loan is ready ( to accommodate them not having to live in a hotel) we then have them release EM and sign rental agreement. but even that's a risk because if they holed up it could take 90 days to get them out. as you probably know suing someone is very time consuming and expensive.. would it not be best to just resell.
