In our specific case, we have had good luck acquiring rentals that appeal to more than just college students, so we have been fortunate enough to have a large number of renters from all different industries but especially healthcare with the strong healthcare community located here.

Hi Nadir,  I find that lowering the security deposit often helps people get in the door, I will advertise the low-security deposit in my ad for the property or may offer a low-security deposit to Healthcare Workers, Police Officers, and Veterans    While eviction is a disqualifier for me, I do consider lower credit scores.
