If he files a lien against your property for ya not liking the fact your payment agreement, it wasn't good enough then your screwed again. 

Fortunately she had good enough credit to worry about it getting messed up by leaving my place...she ended up staying, which I am grateful for.

Since you are in the business be patient and wait for the right property to come along that you can buy with a low down payment but get a good enough deal that you still have solid equity. 

The architect and contractor think the work is good enough in terms of quality but there was a dormer added without permit and some encroachment past the required open yard that was done before there was a law about it over 100 years ago. 

However, aAnother question would be, is it a good enough deal that you would buy it?
