Unless you can get bids for the work and cost analyze the difference between the work required and the actual bills I wouldn’t go spending thousands of dollars to separate the utilities apart unless that’s the gold standard of your area and besides saving you money is going to increase the value of your property.

Main part as a licensee is disclosing license status and whatever state law requires with that specifically.

I would mention here that a typical condo or single family does not qualify for the Act 60 TOURISM tax credit (which gives you up to 40% back)  - the project needs to meet certain qualifications as a guest house, hotel, villas or bed & breakfast - it can be as little as 3 rooms.  

I had to continuously follow up on the status of this website and it took over two months for it to be constructed. - You stated that someone had a family member pass and I received a replacement that day.

And third, you can make sure your lease's guest policy and non-smoking clauses are beefed up and made extremely clear to the tenants.Lastly, you probably inspected the property at least once or twice before closing, so you would have likely been able to determine if there was any significant smoke damage or cigarette smell inside.  

We have cross listed to Airbnb, VRBO and apartments.com with some inquiries with guests that keep trying to lowball us. 

But I'd like something more formal and user-friendly for tenants and guests.
