I had 7 quotes for one roof and the price varied from $4200 - $7800 in Houston on a 1500sqft house with a few hips and valleys on it.Not all vent hoods vent through the attic and I don't have any ovens with a piped vent system.Inspectors are not licensed electricians, plumbers, hvac techs, framers, roofers or anything else unless by coincidence.

It's great to say I will only hire fully insured contractors for every job, and for my electrician, plumber, roofer, etc etc, I do know they are insured,,but to have manual labor, there are times I can't promise they are,,I'm not a fortune 500 company with a legal department to check over everyone's insurance policy,, Even if they have insurance, they can still sue you saying something wasn't right on the property that caused them to be injured,,, In my 'day job' my boss is worth a few hundred million, so guess what, we have every contract, insurance, etc run through our attorneys,,,a recent $500k purchase (not real estate), I spent nearly $175k on lawyers,,,,think about that 30% of the purchase price spent on legal..

ive yet to really understand the whole process on wholesalers, ive been talking to my friend who I went to high school with and his done a couple flips but not alone so he suggested we partner up, he is a handy man , does it for s living and im a electrician, so we would save a lot of money, now my question is What's your input is?

Initialy this will all just go to me to contact the correct person but down the road I would like to make it so that the tenant selects what type of repair is needed, tells the issue and then when they submit the repair request a WO goes to the correct repair person, ie the plumber, electrician, handyman, me ect.

He pro-rates for smaller jobs, but I havent used him for smaller jobs.I usually "swap" services for actual landscaping of a property, since I am an electrician.
