The appeal of an Airbnb is location (fixed), amenities, décor, and interior vibes.

Reduce the amount of grass and add low maintenance plants such as decorative grasses with landscape fabric and mulch or native plants that don't require a lot of water. 

Run your numbers, get creative on how to differentiate (decor, location, amenities, target market etc...) 

It's a beautiful room, you've done a fantastic job decorating it. 

Decorating choices including great themed bedrooms, spectacular game rooms, movie theatres etc. can add excitement and drive bookings.

You could just do some southwest pictures, southwest bowls on top of the cabinets instead of the baskets, outdoor decorations.
