I personally have never used RUBS and like Charles mentioned it might not necessarily be fair to all tenants.I include a "water/sewer fee" in my leases because I have to pay for water.

@Charles Schmidt I have a couple friends who house hack its a good option to get things going but requires a'lot of management and being hands on so IMO its not a super scalable strategy.

I know so many people helped Lake Charles in 2020 and Im sure the BP community may have some investors who are willing help in whatever ways they can, myself included.
