After swallowing some lumps thanks to one thread I posted back in April, I should (crossed fingers, no blown furnaces or sheard off roofs) be in a good position next year to reinvest.This is hopefully not a beat the dead horse, "where is the best cash flow in X" post, more of a strategy question for anyone who knows the market in CT.Here is what my limited knowledge/intuition tells me: Waterbury, Bridgeport, parts of Hartford cash flow best because of the inherent risk, lower fairfield county cash flows worst (today) because of NYC effect on price/rent, and there is an in-between SOMEWHERE.I think that somewhere is in the central part of the state between route 8 and 91 north of new haven, east of waterbury.

Just trying to sort out the details about how it all works as a Canadian.I am just wondering if anyone can give me a basic overview about what its like as a Canadian investing in US real estate? 

When you're talking about millions of dollars  in cash being handed over, this sort of large scale investment would most likely require a private placement memorandum.

I’m largely sorting out how much reserve income I need, for incase work goes dry and I have to keep paying off the property.Would you recommend I run numbers on that first, or is it better to get a lenders input?

The rain refresh has the new technology feature where water and dirt sort of just fall off of it, making it self cleaning for the most part. 

I'm still new at this and I own the houses in the name of my trust, I haven't set up any sort of business entity for them yet.
