Targets for a new person versus a person with a portfolio are different.A brand new person might be happy to generate $300 per unit each money after the reserves (maintenance, capex, property mgmt).

It could create a bi-polar between the electorate where it becomes an us versus them type owners versus renters environment.    

You can prove your income using bank statements versus the traditional tax returns (personal & business) , W2's and 1099's.

If you live in a low cost area in the United States this can become easier to accomplish versus an expensive part of the US like CA or NYC where you're going to need a lot of cash flow to meet your goals.    

Therefore, is it better to wait for that better deal next year or later where you could potentially buy it at a 7+ cap versus buying what I have now.I am trying to understand the opportunity cost and loss in that here.

Not sure what is easier overall (cleaning versus buying and swapping) but I am fairly sure that cleanable is a little better for the environment and slightly cheaper (the filters are pretty cheap so we are probably on the order of $1 to $2 a month - negligible in the scheme of things).Good luck
