Hi All -- Me and my brother/ biz partner have been on the hunt for a property to flip in the Ventura County market for the past 2 months, but have found it tough to find a deal in which the numbers work that isn't snatched up right off the bat. 

We showed up right after a potential applicant trying to explain why he should overlook their eviction from 2 years prior.  

It seems like most people give up right before a breakthrough. 

(ie. doing tile means you will need "TOOLS" to cut tiles, mix mortar, place grout. price should not just "TILE' only pricing)  those little things tend to be missed during your initial renovation cost.If everything still adds up right, good luck w/ your first purchase/flip.

I have an LLC set up right now to buy my first house with over the summer and will be setting up an S Corp at the end of the year per my attorney.
