The challenge is there are a lot of people out there touting 30%+ percent returns and newbies see that and think they can do it and go after the sexy non performers versus the singles (performers) and doubles (spotty paying non performers).

Nope, I've only seen the videos touting the "specialized tools" that can break the locks.

The year 1 "numbers" they showed on screen touted an annual + cashflow after claiming depreciation etc.

Rinse and repeat and scale the sh*t out of your biz until you have a team that can run most of the day to day.

If you read the full sentence from the syndicator that I quoted, he casually mentions something crucial after touting the allure of 1031: "...into another property that the sponsor wants to buy..."

First off, I would like to point out how disappointed I am that I cannot simply put out my experience using Connected Investors without being touted as a "fake".

A lot of these younger syndicators have not gone through that (their business have not stood the test of time) and some of the deals they're touting are just marginal at best and will be financially disastrous when market cap rates start rising again.
