So I've received $48k, taxes are under $1200/ year, and I've literally replaced a faucet and snaked a drain in 5 years.

Avoid short deadline snakes at all costs.  

Some plumbing companies have a root cutting snake head they could run down a line, some can use a pipe expander to replace the line completely.

Possibly far north  like Timmins or Thunder Bay but even Windsor isn't possible now.

Evolve and similar are snake oil.

@Justin F.What about Thunder Valley Casino, it did not impact Roseville or other property values much at all in my opinion.

Anybody tells you anything else is selling snake oil.

I had one tenant who wanted snakes but I took a pass on that. 

Also had to snake the clean out for the kitchen sink because it was clogged with grease.  

Etc if it's only roots causing the blockage then have someone snake it with a root cutter and run root killer down it, obviously remove any shrubs and or trees that could be causing the damage.
