We have a shortage of housing and because we are surrounded by mountains it's hard to build so the supply is rapidly shirking driving rents.

many investors are avoiding the actual city of Kansas City and instead investing in the surrounding townships and suburbs (which will not have to adhere to these new 'anti-discrimination' rules)Our area is projected to continue to grow and appreciate fairly quickly so we are afraid of getting priced out of buying our little farm if we wait too long.

All I care about anymore is location, the price of the property compared to surrounding properties, comps so that I know I'm getting instant equity, being able to force appreciation quickly through value add, and "pride of ownership"/ actually wanting to own the property (which also translates to renters actually wanting to live in the property).

@Ed O. ...sorry for the delay, but yes regarding the reservation process (if you haven't already solved) - this might not apply in your case or state, but in our case because we were putting in infrastructure (new road) and had over 14 lots, our state law forces us to act like a new subdivision in terms of State Attorney General office registration, which is a real pain, but supposedly is for consumer protection.

It has great proximity to Boston (only about 2 hours away, compared to 3+ for most other top resorts) and there is a nice town surrounding the resort.

I have seen a lot of flips in my neighborhood and the surrounding communities, but some are taking a while to sell as many are priced significantly higher than the median home values on blocks that just aren't there yet.
