4) Applicants over 18 - what about full-time college students still being declared as dependents on parents' tax returns?

I have posted on here previously, but I wanted to extend this message to anyone who has purchased an investment property WITHOUT having >50k in assets and not required to have a family member/friend co-sign for me (I am a 20-year-old, full-time college student).

Again that said if your in a market which supports student rentals that could be a good strategy or i just had a client who did a great job with a small lets call it "boutique" Mobile home park which was sitting on the market so it just depends on the opportunities around you.

The population has been growing here year over year over the last decade, it is home to The Ohio State University which has over 50,000 students that live here along with those that visit, and it also holds a diverse range of young professionals and traveling nurses to fill the demand of the multiple business corporations and hospitals stationed here.

I believe they have their students sign non- disclosures 

I'd probably avoid buying around campus for that reason and because I dont wan't student tenants.
