I’m not knocking it at all, but it’s very competitive compared to many other niches where it’s easier to stand out.

But many regretted not having the money to be living the balance of their lives outside of a convalescent home... and many attributed their situation to poor financial decisions when they were young.  

An exception in the IRA world is if leverage such as a mortgage is used, in which case a small tax applies to the percentage of the income attributable to the non-IRA (borrowed) money. 

It's not about the property, as much as the attributes you can add to it in renovation.

Remember, getting someone to your website is just the first part of the equation, the second part is selling yourself by having good credibility, trust signals, reviews and making yourself stand out. 

That would make your letter stand out for sure.

However, now that properties aren't moving and the good ones are starting to stand out more and more, I can totally see the nasty property profit centers becoming valid once again.  

I was advertising a rental near a marina and has so many scammy applicants, but one that always will stand out is someone who was trying to scam me to rent it to him so he could subrent it. 

Mike, what type of screening questions do you use to get a great tenant and what other attributes do you look for?
