What you want to check when signing up a PM is their indemnificaiton clause on who covers who in case someone does something wrong. 

I’m not saying someone won’t get tricked in to either side of the bad deal.

this is unacceptable for someone like me who manages and is a member of multiple separate LLCs, partnerships, portfolios.  

And someone jumping into this as a complete newbie can expect that they have a decent chance of making some expensive newbie mistakes.

Attend your local REI meet-ups and try to find someone who is currently house-hacking or has house-hacked in the past to learn from their experience.

I think our best client in the last 4 years we probably made them $750,000.Then I get the call from the one property owner trying to nickel and dime me that we will charge $190 for his townhome and he can get someone else to do it for $125.

I would also ask my attorney about the advisability recording a copy of the contract or an affidavit of interest as I think it's possible the seller may have found someone willing to pay more for the property and I'd want a third party to be aware of my contract interest in the property.Lastly, I'd make sure the attorney I hired specializes in real property law, particularly in the county where the property lies.

It’s great to see someone embracing real estate after an accidental start.

As someone who had a parent pass away and had a family member getting blasted with text messages with offers to buy their home after this - I can see also the side of it that is "leave them alone".

I would then partner with someone local to take on the listing.
