I’m waiting to hear back on what type of breed the dog is.

You MAY be able to deny the animal if you can prove that your insurance carrier will not allow certain breeds of animals.

The first issue we have is in regard to our breed restrictions which are clearly outlined in our leases.

I would first check with your insurance company to see if they will even cover you if you have an aggressive breed living in the home.  

I just showed a property to a couple that breeds French Bulldogs. 

It's there the same reason I don't allow certain breeds of dogs, smoking, or charcoal grills on the porch.

The letter also allows you to bypass breed and size restrictions, and not be forced to pay additional rent and/or pet security deposits.
