., it sounds like it would be a good idea to plan on caulking to seal failing siding where possible, replacing boards that are too far gone, and painting the entire exterior - even though most of the house appears to be in good shape - with a quality paint to ensure that all of the siding is properly protected against moisture.

The hard part is finding a duplex (house hacking look up it up on BP) where you can live in one and rent the other for less than $285,500 in seal beach area.
