However if you are relying on mid term rental make sure you are in an area that is in demand.

its just everything else real estate related I bet 20% of so called investors buy 80% of the props.. the rest are dreamers or afraid to pull the trigger are supreme time wasters. and or the number crunchers who rely on some spread sheet to determine their returns etc etc.

While you can't stop the tenant from doing their own tests I would have not relied on that at all, especially that kind of test if I understand what that is, I mean, that is not a scraping or a sample from a surface. 

So after paying such a hefty amount, one is left with little to no resources and to rely on the bird dog tasks.

(Your MLS might even have "walk-out" as a box listing agents check, but I wouldn't rely on that because a lot of agents won't necessarily click that.)-- Not sure of home styles in Orlando.

@Terry Erickson you should certainly rely on your realtor's advice here but a lot of people pay for staging.  

Nope.I stopped doing mailers, cold calls, etc back in 2007 and relied on MLS.

Also for everyone who says the internet will pick up the slack, who didn't waste a bunch of time tracking down false leads (houses that sold months ago) on Zillow when it first came out.Living overseas I will continue to rely on buyer's agent to represent me but I'm curious to see how this goes.

He did not do this.When you are investing large sums of money, it's important to work with someone who you can trust and rely on.
